Meadowview is a community of approximately 900 homes in the city of Temecula, California.

What on Earth is Going on at the Meadowview Arena?

Well, in short, earth moving!

North County Sand and Gravel, Inc. contracted with the City of Temecula to clean out their end of the creek (towards Margarita road).  North County Sand and Gravel, Inc. needed access through the equestrian center to finish the City of Temecula’s job.  In return for Meadowview giving them access through the equestrian center, they have agreed to clean out our creek from the equestrian center up to the windmill.  The depth of sand that will be removed is roughly 5 feet.  The job should be finished with in the next few weeks.

April Update - While the equipment at the arena is gone for now, the company will be back to complete the job as soon as the necessary permits are obtained.  We will keep you posted.

 

 

2007 proved to be a bit challenging for our Association. We have worked through fire, floods, roof leaks, health  department mandates, plumbing and electrical problems, and the ever present emergency fencing repairs. We are happy and a bit exhausted with the results of our efforts to restore the association facilities to their optimal functions. Here is a brief synopsis of what we have dealt with.

Fire: December 2005, the area around the propane tank by the lower pool caught on fire. The Association was surprised to find that the electrical wires had disintegrated in this area. It took a while for the insurance company to approve the rebuilding of the area, but we persevered and were able to complete the repairs in time for the regular pool opening. Since then we have had multiple Electrical repairs throughout our facilities.

Plumbing: Our upper restrooms experienced major plumbing issues and required replacement of pipes and equipment.  Because the stalls were rotting away at the foundation, the Board approved a major overhaul of this facility. Remodeling was completed in time for our members to enjoy the pool and restroom facilities. One of our challenges for 2008 is to remodel the lower restrooms, which are also 30 years old.

Electrical: The Association installed new outdoor lights around the facility in 2005, but encountered problems with the light bulbs shorting out. We worked many months with the manufacturer and installer to remedy the situation.

Upper Pool: Solar panels were installed on the roof to lessen the electricity costs for heating the upper pool and spa. Health Department Mandates: Although the fencing around the upper pool had been in place for decades, the height of the inner fence became an issue in 2007. Therefore the Board was required to replace the 3’ high wrought iron fencing, with the installation of 6’ fencing in accordance with the mandate by the Health Department.

Fencing Repairs: After replacing the gates many times over the past few years, the Board approved installation of “Crash Gates”. These gates are made out of steel and difficult to break through. Two gates have been installed, one on Via Norte at Pina Colada, and one on Via Norte just before Centenario.  Fencing on the hillside at the turn of North General Kearny and Pina Colada was removed after it was broken nearly every month. The Board hopes to be able to re-install the fencing along the top of the hill in 2008. Additionally the association has paid to repair the fencing five times, and secured insurance funds (from the damaging party) in one instance.

Mushrooms and Roof Leaks: In 2006 the carpet was replaced in the clubhouse facility. Shortly thereafter, it was noticed that mushrooms were growing along an interior wall! It was discovered that a roof leak was causing water to come in through the walls. That leak was fixed, HOWEVER, the recent rains in November caused the roof and part of the ceiling to collapse in the office, and backed up the septic system. We found out that the septic pipe for the office restroom travels along the top of the roof. The remedy for this situation is not yet known, but we anticipate major roof repair or replacement early for the office in 2008.

Major maintenance had been delayed for many years, as the Board believed that the golf course was going to provide the association with major funding. Since the golf course developer walked away from the project, our aging and fragile facilities have been crumbling. As a Board, we are doing everything in our power to keep the costs down, and repair what is broken in the most cost effective manner. We remain committed to that endeavor in 2008.

In accordance with standard practices, the Board will be soliciting bids for the following projects in 2008. If you know of a company that would like to bid on these projects, or you would like to bid on them, please contact the association office to receive a Request for Proposal document.

1. Remodel of lower restroom facilities
2. Repair/Replacement of facility roofing

Important Changes to Supervision Requirement in Facility Rental Agreement

Homeowners that use the Association Clubhouse need to be aware of a change in policy for meetings/activities that involve a majority of minor children. The Board has instituted a new safety requirement that details how children are to be released at the end of the meeting/activity. In the past, children were dismissed to meet their parents in the parking lot. With the onset of winter and early nightfall, the Board has determined that it is much safer for children and responsible parties, if the adult walks to the Clubhouse and meets their child there. We have been concerned about underage children wandering off and getting lost, or hurt without adult supervision around. Please be aware of this change when you rent the Clubhouse and notify your guests of this new procedure.
